How Long Does It Take to Sell a House for Cash?

September 29, 2026 · BAM Home Buyers

If you need to sell quickly, the first question is usually, “How fast can this actually happen?” With a cash buyer, the answer is often one to three weeks from the day you accept an offer, and sometimes faster. Here’s what happens during that time, what can slow it down, and how it compares to listing with an agent.

The short answer

Most cash sales close in about 7 to 21 days. The main thing that sets the pace isn’t the buyer’s money. It’s the title work: confirming you own the house free and clear (or that any mortgage and liens can be paid off at closing). A traditional sale with a mortgage-backed buyer usually takes 30 to 45 days after you accept an offer, and that’s after the time it takes to prepare, list and find a buyer.

A typical cash sale, step by step

  1. Day 1–2: You reach out and share the basics. Address, condition, and your situation and timeline.
  2. Day 1–3: Walkthrough and offer. A reputable buyer will look at the house (in person or by video) and give you a written offer, usually within 24 hours. We explain exactly how we arrived at ours. (Here’s how cash buyers calculate offers.)
  3. Day 2–4: You sign a purchase agreement. It should spell out the price, who pays closing costs and the closing date. Read it carefully, and don’t pay any upfront fees.
  4. Day 3–14: Title search and payoff. A title company or real estate attorney checks the ownership records, orders payoff statements for any mortgage or liens, and prepares the closing documents.
  5. Day 7–21: Closing. You sign the paperwork (often at a title office, at home with a mobile notary, or remotely), any loans are paid off, and you receive your money, usually by wire the same day or the next business day.

What can speed it up

  • Clear title with no liens, judgments or ownership questions
  • All owners are available and in agreement
  • You have your mortgage information and ID ready
  • A buyer with actual cash on hand, not one who is still looking for a financial partner or planning to “assign” the contract to someone else

What can slow it down

  • Probate. If the owner has passed away, the estate usually needs a court-appointed representative with authority to sell. That can add weeks or months, depending on the state. (See our guide on what to do when you inherit a house.)
  • Title problems. Old liens, unreleased mortgages, missing heirs or errors in the records need to be cleared first.
  • Liens and judgments. Tax liens, contractor liens or judgments are normally paid from the sale proceeds, but getting accurate payoff figures takes time.
  • Divorce or disagreement between owners. Everyone on the title typically has to sign.
  • Short sales. If you owe more than the house is worth, the lender has to approve the sale, which can take a while.

A listing often brings a higher price if the house is in good shape and you have time. If you’re comparing the two, our cash buyer vs. realtor comparison walks through how to compare what you’d actually walk away with.

Fast is good. Your date is better.

Speed isn’t always the goal. Sometimes you need time to find a new place, finish a school year or clear out belongings. A good cash buyer should be able to close on your date, whether that’s next week or two months from now. We close in as little as 2–3 weeks or on whatever timeline works for you, and we pay all the closing costs.
