What selling a house in Tampa Bay looks like right now
Tampa Bay runs from 1920s bungalows in Seminole Heights and St. Petersburg to 1960s and 1970s concrete block ranches in Town ‘n’ Country, Largo and west Pasco, to new subdivisions around Riverview and Wesley Chapel. A lot of the older stock sits low and close to the water. Hurricanes Helene and Milton hit the area back to back in the fall of 2024, and many homes in coastal Pinellas and Hillsborough took on water. That is a big reason owners here sell as-is. Some face repairs that trigger flood zone rebuilding rules. Others face higher insurance premiums, an aging roof an insurer will not cover, or a house they inherited and cannot manage from out of state. Prices in the city of Tampa were still up year over year in August 2026, but homes are taking longer to sell and many listings see price cuts. A house that needs work has a harder time competing with move-in-ready listings.
Tampa Bay market snapshot, August 2026
42.0% of homes sold had a price drop, and homes sold for 96.9% of list price on average

Probate, taxes and foreclosure in the Tampa Bay area
Each county runs these a little differently. Here’s what matters when you’re selling an inherited house, dealing with back taxes or trying to stay ahead of a foreclosure. General information, not legal advice.
Hillsborough County County seat: Tampa
- Probate
- Probate is handled by the Thirteenth Judicial Circuit Court in Hillsborough County, with filings through the Hillsborough County Clerk’s Probate, Guardianship and Trust department. Summary administration is available when the non-exempt estate is $150,000 or less for deaths on or after July 1, 2026 (it was $75,000 before), or when the person has been dead more than two years.
- Property taxes
- The Hillsborough County Property Appraiser sets values and the Hillsborough County Tax Collector collects; taxes are due November 1 and delinquent after April 1. If you disagree with your value, you can petition the Value Adjustment Board within 25 days after the TRIM notice is mailed in August. The Clerk lists a $50 filing fee.
- Foreclosure and tax sales
- Florida foreclosure is judicial, and the Hillsborough Clerk holds foreclosure sales online every weekday at 10:00 a.m.; you can redeem until the clerk files the certificate of sale. Delinquent taxes go to a tax certificate sale the Tax Collector runs in late May, certificates carry up to 18% interest, the holder can apply for a tax deed after two years, and tax deed sales are held online on Thursdays at 10:00 a.m.
Pinellas County County seat: Clearwater
- Probate
- Probate is handled by the Sixth Judicial Circuit Court’s probate division in Pinellas County, with records kept by the Pinellas County Clerk. Summary administration is available when the non-exempt estate is $150,000 or less for deaths on or after July 1, 2026 (it was $75,000 before), or when the person has been dead more than two years.

The Clerk holds tax deed sales online at Pinellas.RealTaxDeed.com.
Pasco County County seat: Dade City
- Probate
- Pasco is also in the Sixth Judicial Circuit, and its Probate and Guardianship division handles estates filed with the Pasco County Clerk and Comptroller. You can redeem until the clerk files the certificate of sale. Unpaid taxes are sold as tax certificates, a holder can apply for a tax deed once two years have passed since April 1 of the year the certificate was issued, and you can redeem until the tax deed is issued or the deed buyer pays in full.

What a Tampa Bay seller actually walks away with
The list price isn’t what you keep. Here’s an illustrative example for a dated Tampa Bay house that needs work. We set the after-repair value a little under the Tampa median because the example is an older, smaller block home, and the repair budget covers a roof, HVAC, a basic kitchen and cosmetic work.
| List it yourself | Sell to BAM as-is | |
|---|---|---|
| Sale price after repairs | $445,000 | Your offer amount |
| Repairs before listing | −$50,000 | $0 |
| Agent commissions (5.5% assumed) | −$24,500 | $0 |
| Title, escrow, transfer tax and other seller costs (est. 1.5%) | −$6,700 | $0, we pay them |
| Holding costs for 3 to 4 months (est. 1%) | −$4,500 | $0 |
| Inspection repair credits and concessions (est. 1%) | −$4,500 | $0 |
| What you walk away with | $354,800 | Your offer, dollar for dollar |
Illustrative example, not an offer or appraisal. Commissions are negotiable and every house is different. If you list with an agent, commissions are negotiable and are often in the 5% to 6% range for both sides combined. In Hillsborough, Pinellas and Pasco the seller customarily pays for the buyer’s owner’s title insurance policy, though that can be negotiated. Florida charges documentary stamp tax on the deed at $0.70 per $100 of the price, or about $3,150 on a $450,000 sale.
Compare our cash offer to that bottom-line number, not to the list price. If it’s close, you skip the repairs, the showings and months of waiting. If listing will clearly net you more, we’ll tell you.

Selling a house for cash in Tampa Bay
Do you buy houses with hurricane or flood damage?
Yes. We buy storm- and flood-damaged houses as-is. Tell us what happened and where any insurance claim stands, and we’ll factor it in.
How long does foreclosure take in Florida?
Florida is a judicial foreclosure state, so the lender has to go through the courts. That usually takes longer than in non-judicial states, which gives you time to sell. Don’t wait for the sale date, though. The earlier you call, the more options you have.
My insurance was canceled. Can I still sell?
Yes. Because we pay cash, we don’t need a mortgage lender’s insurance requirements to close.
Who handles the closing?
A Florida title company or closing attorney handles the closing. We pay all of your closing costs.
How much time do I have before a foreclosure sale in Tampa Bay?
Florida foreclosures go through the circuit court, so the lender has to file a lawsuit and get a final judgment before any sale. The judgment sets the sale date. In Hillsborough, the Clerk runs those sales online every weekday at 10:00 a.m. Under Florida law you can redeem, meaning pay off what the judgment requires, until the clerk files the certificate of sale. Selling before the sale date can let you keep any equity instead of losing it at auction.
What happens if I fall behind on property taxes in Florida?
Taxes are due November 1 and become delinquent after April 1. The county Tax Collector then sells a tax certificate on your unpaid bill, and Hillsborough’s certificates can earn the investor up to 18% interest. You still own the house. But once two years have passed since April 1 of the year the certificate was issued, the holder can apply for a tax deed and the Clerk can auction the property. You can redeem until the tax deed is issued or the deed buyer pays in full.
I inherited a house here. Do I need full probate to sell it?
Not always. Florida’s summary administration is a shorter court process. For deaths on or after July 1, 2026, it is available when the non-exempt estate is $150,000 or less, or when the person has been dead more than two years. The limit was $75,000 before that date. Summary administration is still a court case, filed with the county Clerk, and many estates with a house go through a probate attorney. Once the court gives someone authority, the house can be sold.
