Dallas housing market

What selling a house in Dallas looks like right now

Dallas-Fort Worth is one of the largest metros in the country, and the housing stock reflects decades of growth in every direction. Close-in Dallas neighborhoods like Oak Cliff and East Dallas have bungalows and ranches from the 1920s through the 1950s, while Collin and Denton counties are dominated by subdivisions built from the 1980s on, many still expanding today. Much of North Texas sits on expansive clay soil that shrinks and swells with moisture, so foundation cracks and sticking doors are common inspection findings, especially in older homes. Hail and severe thunderstorms are routine, and roof damage is one of the most frequent repair items. Newer suburbs often add municipal utility district (MUD) or public improvement district (PID) taxes on top of city, county and school taxes, and property tax and insurance bills have both climbed in recent years. When a house needs a new roof, foundation repair or a full interior update, some owners find it simpler to sell as-is than to manage contractors themselves.

County guide

Probate, taxes and foreclosure in the Dallas area

Each county runs these a little differently. Here’s what matters when you’re selling an inherited house, dealing with back taxes or trying to stay ahead of a foreclosure. General information, not legal advice.

Dallas County County seat: Dallas

Probate
Probate cases go to Dallas County Probate Court No. 1, No. 2 or No. 3, with filings through the Dallas County Clerk. Independent administration is common in Texas, and a small estate affidavit is possible when the estate, not counting the homestead and exempt property, is worth $75,000 or less (as of 2026).
Property taxes
Dallas Central Appraisal District sets values and the Dallas County Tax Office (Tax Assessor/Collector) collects. The protest deadline is May 15 or 30 days after the appraisal notice is delivered, whichever is later.
Foreclosure and tax sales
Mortgage foreclosures are usually non-judicial trustee sales held the first Tuesday of the month starting at 10 a.m. and running up to three hours, after at least 21 days’ notice, on the north side of the George Allen Courts Building facing Commerce Street (600 Commerce Street, Dallas) or as otherwise designated by the Commissioners Court. Unpaid property taxes lead to a tax suit and sheriff’s sale; a homestead owner generally has 2 years to redeem after the sale, other property 180 days.

What a Dallas seller actually walks away with

The list price isn’t what you keep. Here’s an illustrative example for a dated Dallas house that needs work. We set the example’s after-repair value a little under the Dallas median of about $449,000, since a dated house that needs work is usually a modest, older home.

List it yourselfSell to BAM as-is
Sale price after repairs$380,000Your offer amount
Repairs before listing−$48,000$0
Agent commissions (5.5% assumed)−$20,900$0
Title, escrow, transfer tax and other seller costs (est. 1.5%)−$5,700$0, we pay them
Holding costs for 3 to 4 months (est. 1%)−$3,800$0
Inspection repair credits and concessions (est. 1%)−$3,800$0
What you walk away with$297,800Your offer, dollar for dollar

Illustrative example, not an offer or appraisal. Commissions are negotiable and every house is different. When you list with an agent in Texas, commissions are negotiable, and many sellers have historically paid a combined 5% to 6% to the listing and buyer’s agents. In much of Texas the seller customarily pays for the buyer’s owner’s title policy, whose premium is set by the Texas Department of Insurance, though the standard TREC contract lets the two sides agree otherwise. Texas has no transfer tax, and the state constitution bars one. In DFW neighborhoods with MUD or PID assessments, expect prorated amounts to show up as a seller credit at closing.

Compare our cash offer to that bottom-line number, not to the list price. If it’s close, you skip the repairs, the showings and months of waiting. If listing will clearly net you more, we’ll tell you.

Dallas FAQ

Selling a house for cash in Dallas

Do you buy houses with foundation problems?

Yes. Foundation issues are common in the Dallas area because of the clay soil, and they scare off a lot of retail buyers. We buy these houses as-is and price the repair into our offer.

How much time do I have if I’m facing foreclosure in Texas?

Texas foreclosures are usually non-judicial, which means the lender can sell the house without going to court. Sales happen on the first Tuesday of the month, and the timeline after notices go out can be short. Call us as early as you can.

Can I sell if I’m relocating out of state?

Yes. Much of the paperwork can be signed remotely, and you choose the closing date.

Who handles the closing in Dallas?

A licensed Texas title company handles the closing. We pay all of your closing costs.

My Dallas-area house has foundation problems from the clay soil. Do I have to disclose that?

In most Texas sales, yes. The seller’s disclosure notice asks about known defects, including foundation, wall or roof problems, and prior repairs. North Texas soil moves a lot, so many older homes have had some foundation work over the years. Disclosing what you know, including any repair invoices or warranties, helps a buyer trust the deal and keeps it from unraveling at closing.

How fast can a foreclosure happen in Dallas County?

Texas foreclosures are usually non-judicial, so they move quickly once they start. For a home you live in, the lender generally has to give you at least 20 days to cure the default, then post a notice of sale at least 21 days before the auction. Sales are held the first Tuesday of the month at the George Allen Courts Building. Selling before the sale date is one way owners protect whatever equity they have left.

I inherited a house in the Dallas area. Can I sell it before probate wraps up?

You need legal authority to sign the deed. That typically comes from being named independent executor or administrator by the probate court, or from a muniment of title or court order establishing the heirs. A title company will want to see these documents before closing. Once you have that authority, you can sell the house as-is, even while the rest of the estate is still being settled.
