What selling a house in Tucson looks like right now
Tucson has some of the oldest housing in the Southwest. Downtown and the barrios near it have historic adobe row houses, Midtown and Sam Hughes have brick homes from the 1920s through the 1950s, and the east and south sides are full of 1950s to 1970s block ranches. Many older homes have flat roofs and evaporative coolers, and summer monsoon storms are hard on roofs that are past their prime. Newer growth in Marana, Oro Valley, Vail and Sahuarita is mostly master-planned subdivisions with HOAs, and Green Valley and SaddleBrooke have large retirement communities. Prices here run well below Phoenix, but homes have been taking longer to sell. Owners who sell as-is are often handling an inherited house, a rental that needs work, or a roof, HVAC or plumbing bill they would rather not take on.
Tucson market snapshot, August 2026
Homes sold for about 98.5% of list price on average, and 34.9% of homes for sale had a price drop.

Probate, taxes and foreclosure in the Tucson area
Each county runs these a little differently. Here’s what matters when you’re selling an inherited house, dealing with back taxes or trying to stay ahead of a foreclosure. General information, not legal advice.
Pima County County seat: Tucson
- Probate
- Probate is handled by the Arizona Superior Court in Pima County in Tucson. As of 2026, Arizona law lets heirs use a small estate affidavit for real property worth $300,000 or less after liens, filed at least six months after the death.
- Property taxes
- The Pima County Assessor sets values and the Pima County Treasurer’s Office collects. Under state law you have 60 days after the Notice of Valuation is mailed to appeal to the Assessor, and unpaid taxes accrue interest at 16% a year once delinquent.
- Foreclosure and tax sales
- Arizona trustee’s sales are non-judicial and can be held no sooner than the 91st day after the notice of sale is recorded, on a weekday between 9 a.m. and 5 p.m. Pima County sells delinquent tax liens at an online sale in February, and the lien buyer can move to foreclose three years after the sale.
Pinal County County seat: Florence
- Probate
- Probate cases are filed in the Superior Court of Arizona in Pinal County. The statewide small estate affidavit for real property, worth $300,000 or less after liens as of 2026, can be used six months or more after the death.
- Property taxes
- The Pinal County Assessor values property and the Pinal County Treasurer collects. An appeal to the Assessor must be filed within 60 days after the Notice of Valuation was mailed.
- Foreclosure and tax sales
- Trustee’s sales are non-judicial and follow the same 91-day notice rule as the rest of Arizona. Delinquent taxes are sold as tax liens in February, and the buyer can file to foreclose the right to redeem three years after the sale.

What a Tucson seller actually walks away with
The list price isn’t what you keep. Here’s an illustrative example for a dated Tucson house that needs work. The example uses the Tucson median sale price, rounded, as the value once repaired, since a fixed-up house would sell near the middle of the market.
| List it yourself | Sell to BAM as-is | |
|---|---|---|
| Sale price after repairs | $320,000 | Your offer amount |
| Repairs before listing | −$40,000 | $0 |
| Agent commissions (5.5% assumed) | −$17,600 | $0 |
| Title, escrow, transfer tax and other seller costs (est. 1.5%) | −$4,800 | $0, we pay them |
| Holding costs for 3 to 4 months (est. 1%) | −$3,200 | $0 |
| Inspection repair credits and concessions (est. 1%) | −$3,200 | $0 |
| What you walk away with | $251,200 | Your offer, dollar for dollar |
Illustrative example, not an offer or appraisal. Commissions are negotiable and every house is different. When you list traditionally, agent commissions are negotiable and are not set by law, so get each agent’s rate in writing. Who pays for the owner’s title insurance policy is set in your purchase contract, so read that line before you sign. Arizona has no real estate transfer tax, and the state constitution bars new ones.
Compare our cash offer to that bottom-line number, not to the list price. If it’s close, you skip the repairs, the showings and months of waiting. If listing will clearly net you more, we’ll tell you.

Selling a house for cash in Tucson
How much time do I have if I’m facing foreclosure in Arizona?
Most Arizona foreclosures are trustee sales that don’t go through court. The notice of trustee’s sale generally has to be recorded at least 90 days before the sale.
I’m in the military. Can you close quickly?
Yes. Usually in as little as 2–3 weeks, and paperwork can often be signed remotely.
Do you buy older homes?
Yes. We buy as-is and handle repairs after closing.
Who handles the closing?
An Arizona title and escrow company handles the closing. We pay all of your closing costs.
What happens if I fall behind on property taxes in Pima County?
Once your taxes are delinquent, interest runs at 16% a year. If they stay unpaid, the Pima County Treasurer sells a tax lien on the property at an online sale held in February. You can still pay off the lien. The buyer can start a foreclosure on the lien three years after the sale. Selling the house before then lets the back taxes be paid out of your closing.
Can I sell an inherited Tucson house without full probate?
Sometimes. As of 2026, Arizona lets heirs use a small estate affidavit to transfer real property if all the real estate is worth $300,000 or less after subtracting liens. You must wait at least six months after the death. With Tucson’s median sale price near $320,000, many inherited homes with little or no mortgage may be close to that line, so the exact value matters. Larger estates go through the Superior Court in Pima County.
How long does a foreclosure take in Arizona?
Most Arizona foreclosures are trustee’s sales handled outside of court. The sale can be held no sooner than the 91st day after the notice of sale is recorded, so the timeline is short. The sale must happen on a weekday between 9 a.m. and 5 p.m. If you have equity, selling before the sale date is one way to keep it.
