What selling a house in Charlotte looks like right now
Charlotte grew fast, and it grew outward. Close to uptown you find early 1900s bungalows in Dilworth and Plaza Midwood. Farther out are brick ranches and split-levels from the 1950s through the 1970s, then miles of newer subdivisions in Steele Creek, University City and the Union and Cabarrus suburbs. In Gastonia and Kannapolis, many streets were built as mill villages, so the houses are small, old and often need real work. As of August 2026, homes in Charlotte were taking about 52 days to sell, and close to four in ten listings had cut their price. That is a slower market than a few years ago. Buyers with loans tend to pass on houses with old roofs, original wiring or failing HVAC. Mecklenburg County is also preparing a new property revaluation for 2027, which has some owners thinking about their tax bill. For an inherited house, a rental you are tired of, or a home that needs more than you want to put in, selling as-is can be the simpler path.
Charlotte market snapshot, August 2026
39.2% of homes for sale had a price drop, and homes sold for 98.5% of list price on average

Probate, taxes and foreclosure in the Charlotte area
Each county runs these a little differently. Here’s what matters when you’re selling an inherited house, dealing with back taxes or trying to stay ahead of a foreclosure. General information, not legal advice.
Mecklenburg County County seat: Charlotte
- Probate
- In North Carolina the elected Clerk of Superior Court in each county acts as the probate judge, so estates here are handled by the Mecklenburg County Clerk of Superior Court, which keeps its estate special proceedings files at the Mecklenburg County Courthouse in Charlotte. Personal property worth up to $20,000 ($30,000 for a surviving spouse who is the sole heir) can be collected by affidavit starting 30 days after death, as of 2026.
- Property taxes
- The Mecklenburg County Office of Tax Administration values property and handles appeals, and the county’s next revaluation takes effect in 2027. North Carolina property taxes are due September 1 and start drawing interest if unpaid by January 6; value appeals start with an informal review and then go to the county Board of Equalization and Review.
- Foreclosure and tax sales
- Mortgage foreclosures are power of sale: the clerk of superior court must hold a hearing and authorize the sale, the notice of sale is posted at the courthouse for at least 20 days, and after the sale there is a 10-day upset bid period that restarts with each new bid. Delinquent property taxes are foreclosed as in rem actions under N.C.G.S. 105-375 handled by the County Attorney’s office, with sales at the Mecklenburg County Courthouse and upset bids of at least 5% or $750; the owner can redeem by paying taxes, interest and costs before the sale is confirmed.
Union County County seat: Monroe
- Probate
- Estates are handled by the Union County Clerk of Superior Court, who acts as the probate judge under North Carolina law. Houses and land generally pass outside the probate estate unless the will says otherwise or a sale is needed to pay the estate’s debts.
- Property taxes
- Union County appraises and bills property under North Carolina’s statewide rules: taxes are due September 1 and interest begins if they are not paid by January 6. If an informal review does not resolve a value dispute, you can appeal to the county Board of Equalization and Review, and then to the state Property Tax Commission in Raleigh.
- Foreclosure and tax sales
- North Carolina mortgage foreclosures require a hearing before the clerk of superior court before the trustee can sell, and every sale is followed by a 10-day upset bid period. When property taxes go unpaid, a county can bring a tax lien foreclosure with a public sale at the courthouse door, and the owner can still redeem by paying the taxes, interest and costs before the sale is confirmed.
Cabarrus County County seat: Concord
- Probate
- The Cabarrus County Clerk of Superior Court acts as the probate judge and handles estates at the courthouse in Concord. If the surviving spouse is the only heir, North Carolina’s summary administration can be a shorter path.
- Property taxes
- The Cabarrus County Tax Administration Department both assesses and collects property taxes, and its most recent revaluation was in 2024, on a four-year cycle. Real estate value appeals go through the department’s Revaluation division, and the county offers payment plans to help owners avoid delinquency.
- Foreclosure and tax sales
- Mortgage foreclosures follow North Carolina’s power of sale process, with a clerk’s hearing, a courthouse-posted notice of sale and a 10-day upset bid period after the auction. Cabarrus County says delinquent tax accounts may proceed to foreclosure, and under state law the owner can redeem by paying the full amount due before the tax sale is confirmed.
Gaston County County seat: Gastonia
- Probate
- The Gaston County Clerk of Superior Court acts as the probate judge for estates in the county. Opening an estate with the clerk requires a $120 filing fee, per the North Carolina Judicial Branch.
- Property taxes
- Gaston County taxes follow the statewide calendar: bills are due September 1, and interest starts on January 6 at 2% for the first month and 0.75% a month after that. Value disputes go first to the county informally, then to the Board of Equalization and Review, which usually begins its work around the first week of April.
- Foreclosure and tax sales
- Foreclosures on mortgages are non-judicial power of sale proceedings that still require the clerk of superior court to approve the sale at a hearing, followed by a 10-day upset bid period. For unpaid property taxes, North Carolina counties can foreclose the tax lien and sell at the courthouse door, with 10 days for upset bids and a right to redeem until the sale is confirmed.

What a Charlotte seller actually walks away with
The list price isn’t what you keep. Here’s an illustrative example for a dated Charlotte house that needs work. We used an after-repair value a little under Charlotte’s August 2026 median of about $430,000, since a dated house in an older neighborhood usually sells below the citywide middle even once it is fixed up.
| List it yourself | Sell to BAM as-is | |
|---|---|---|
| Sale price after repairs | $400,000 | Your offer amount |
| Repairs before listing | −$45,000 | $0 |
| Agent commissions (5.5% assumed) | −$22,000 | $0 |
| Title, escrow, transfer tax and other seller costs (est. 1.5%) | −$6,000 | $0, we pay them |
| Holding costs for 3 to 4 months (est. 1%) | −$4,000 | $0 |
| Inspection repair credits and concessions (est. 1%) | −$4,000 | $0 |
| What you walk away with | $319,000 | Your offer, dollar for dollar |
Illustrative example, not an offer or appraisal. Commissions are negotiable and every house is different. When you list with an agent, the commission is negotiable, and many sellers still pay somewhere around 5% to 6% total when they cover both agents. North Carolina charges an excise tax on the deed of $1 for every $500 of the price, which is $2 per $1,000, and state law puts it on the seller. On a $400,000 sale that is $800, paid to the county register of deeds at recording.
Compare our cash offer to that bottom-line number, not to the list price. If it’s close, you skip the repairs, the showings and months of waiting. If listing will clearly net you more, we’ll tell you.

Selling a house for cash in Charlotte
How does foreclosure work in North Carolina?
North Carolina uses a “power of sale” process with a hearing before the county clerk of court before a sale can be scheduled. It’s not as fast as some states, but the earlier you call, the more options you have.
Do you buy houses that need major repairs?
Yes. We buy houses in any condition and handle the repairs ourselves after closing.
How fast can you close in Charlotte?
In most cases in as little as 2–3 weeks. You can also choose a later date.
Who handles the closing?
North Carolina closings are handled by a real estate attorney. We pay all of your closing costs.
Can I sell my parent’s Charlotte house before the estate is finished?
Often, yes, but timing matters. In North Carolina the Clerk of Superior Court acts as probate judge, and land usually passes to heirs outside the estate. A sale by heirs before the notice to creditors is published is void as to creditors and the personal representative. After notice, the personal representative generally needs to join in the deed until the estate closes. If no notice is published within two years of death, the heirs’ sale is valid. Many families work with the estate’s attorney to get this right.
What is the upset bid period in a North Carolina foreclosure?
After a foreclosure auction in North Carolina, there is a 10-day upset bid period. Anyone can place a higher bid during that time, and each new bid starts another 10 days. The sale is not final while that window is open. Before any of this, the clerk of superior court must hold a hearing and approve the sale, and the notice of sale is posted at the courthouse for at least 20 days. If you are behind, the earlier you act, the more options you have.
What happens if I fall behind on Mecklenburg County property taxes?
North Carolina property taxes are due September 1. If they are not paid by January 6, interest starts at 2% for the first month and 0.75% a month after that. If taxes stay unpaid, the county can file an in rem tax foreclosure and sell the property at the courthouse. You can still stop it by paying the taxes, interest and costs before the sale is confirmed. Selling the house before that point also pays the taxes off at closing.
