Raleigh-Durham housing market

What selling a house in Raleigh-Durham looks like right now

The Triangle mixes old and new in a way few metros do. Close to downtown Raleigh and in Durham’s older neighborhoods you find early to mid-1900s bungalows and mill houses, many with original plumbing and wiring that has never been updated. Ring neighborhoods built from the 1960s through the 1990s add brick ranches and split-levels, while Wake County’s outer suburbs and Johnston County are full of newer subdivisions, many with HOAs. As of August 2026, Raleigh homes were selling for a median around $422,000, down from a year earlier, with over 42% of listings taking a price cut, a sign the market has cooled from its pandemic-era pace. Wake County’s 2024 revaluation and Durham County’s 2025 revaluation both pushed assessed values, and property tax bills, higher for a lot of owners, which can be a shock for someone on a fixed income or holding a rental. Between aging systems in the older housing stock and rising carrying costs, selling as-is is often the more practical option for an inherited house, a tired rental, or a home that needs more repairs than an owner wants to take on.

County guide

Probate, taxes and foreclosure in the Raleigh-Durham area

Each county runs these a little differently. Here’s what matters when you’re selling an inherited house, dealing with back taxes or trying to stay ahead of a foreclosure. General information, not legal advice.

Wake County County seat: Raleigh

Probate
As in the rest of North Carolina, the elected Clerk of Superior Court acts as probate judge, so estates in the county are handled by the Wake County Clerk of Superior Court, Estates Division. Personal property worth up to $20,000 ($30,000 for a surviving spouse who is the sole heir) can be collected by affidavit starting 30 days after death, as of 2026.
Property taxes
Wake County Tax Administration values property and handles appeals; the county’s last revaluation took effect January 1, 2024. North Carolina property taxes are due September 1 and start drawing interest if unpaid by January 6; an owner who disagrees with the value can first request an informal review, then appeal to the county Board of Equalization and Review.
Foreclosure and tax sales
Mortgage foreclosures are power of sale: the clerk of superior court must hold a hearing and authorize the sale, the notice of sale is posted at the courthouse for at least 20 days, and after the auction there is a 10-day upset bid period that restarts with each higher bid. Delinquent property taxes can lead to an in rem tax foreclosure under N.C.G.S. 105-375, with a courthouse sale and the same 10-day upset bid process; the owner can redeem by paying the taxes, interest and costs before the sale is confirmed.

Durham County County seat: Durham

Probate
Estates in Durham County are handled by the Durham County Clerk of Superior Court, Estates Division, since the elected clerk acts as probate judge under North Carolina law. Houses generally pass to heirs outside the probate estate unless the will provides otherwise or the estate needs to sell property to pay debts.
Property taxes
Durham County Tax Administration handles reappraisal and billing, and its most recent general reappraisal took effect January 1, 2025. Owners had until June 2025 to appeal that reappraisal to the Board of Equalization and Review; in other years, disputes still follow the state’s informal-review-then-Board-of-Equalization path.
Foreclosure and tax sales
Foreclosures follow the same statewide process: a clerk’s hearing before sale, a notice posted at the courthouse for at least 20 days, and a 10-day upset bid period after the auction. Durham County can pursue in rem tax foreclosures on delinquent accounts, with the same upset-bid sale process and a right to redeem by paying the amount due before the sale is confirmed.

Johnston County County seat: Smithfield

Probate
The Johnston County Clerk of Superior Court acts as probate judge and handles estate administration for the county. As elsewhere in North Carolina, small estates with modest personal property can often be settled by affidavit rather than full administration.
Property taxes
Johnston County Tax Administration assesses and collects property taxes on the state-mandated revaluation cycle. Value disputes go first to Tax Administration for informal review, then to the county Board of Equalization and Review.
Foreclosure and tax sales
Johnston County follows North Carolina’s standard power-of-sale foreclosure process, with a required clerk’s hearing, a notice posted at the courthouse for at least 20 days, and a 10-day upset bid period after the sale. Unpaid property taxes can lead to an in rem tax foreclosure and courthouse sale, and the owner can redeem by paying the full amount due before the sale is confirmed.

What a Raleigh-Durham seller actually walks away with

The list price isn’t what you keep. Here’s an illustrative example for a dated Raleigh-Durham house that needs work. We used an after-repair value a little under Raleigh’s August 2026 median of about $422,000, since an older house needing work usually sells below the citywide middle even once it is fixed up.

List it yourselfSell to BAM as-is
Sale price after repairs$395,000Your offer amount
Repairs before listing−$45,000$0
Agent commissions (5.5% assumed)−$21,700$0
Title, escrow, transfer tax and other seller costs (est. 1.5%)−$5,900$0, we pay them
Holding costs for 3 to 4 months (est. 1%)−$4,000$0
Inspection repair credits and concessions (est. 1%)−$4,000$0
What you walk away with$314,400Your offer, dollar for dollar

Illustrative example, not an offer or appraisal. Commissions are negotiable and every house is different. Agent commission is negotiable, and many Triangle sellers still budget around 5% to 6% total when covering both sides. North Carolina charges an excise tax on the deed of $1 for every $500 of the sale price, or $2 per $1,000, and state law places that obligation on the seller. On a $400,000 sale that comes to about $800, paid to the county register of deeds when the deed is recorded.

Compare our cash offer to that bottom-line number, not to the list price. If it’s close, you skip the repairs, the showings and months of waiting. If listing will clearly net you more, we’ll tell you.

Raleigh-Durham FAQ

Selling a house for cash in Raleigh-Durham

How does foreclosure work in North Carolina?

North Carolina uses a “power of sale” process with a hearing before the county clerk of court before a sale can be scheduled. It’s not as fast as some states, but the earlier you call, the more options you have.

Do you buy houses that need major repairs?

Yes. We buy houses in any condition and handle the repairs ourselves after closing.

How fast can you close in the Triangle?

In most cases in as little as 2–3 weeks. You can also choose a later date.

Who handles the closing?

North Carolina closings are handled by a real estate attorney. We pay all of your closing costs.

Can I sell an inherited Triangle house before probate wraps up?

Often yes, but timing matters. North Carolina’s Clerk of Superior Court acts as probate judge, and real estate usually passes to the heirs directly rather than through the estate. A sale by heirs before the notice to creditors is published can be undone as to creditors and the personal representative; after notice, the personal representative typically needs to join the deed until the estate closes. If no notice is published within two years of death, an heirs’ sale generally stands. An estate attorney can confirm the right sequence for your situation.

What is the upset bid period after a Wake or Durham County foreclosure sale?

After a foreclosure auction anywhere in North Carolina, including Wake, Durham and Johnston counties, there is a 10-day upset bid period. Anyone can place a higher bid during that window, and each new bid restarts the 10 days, so a sale can take weeks to become final. Before the auction even happens, the clerk of superior court has to hold a hearing and authorize the sale, and the notice has to be posted at the courthouse for at least 20 days.

What happens if I fall behind on property taxes in the Triangle?

North Carolina property taxes are due September 1, and interest starts if they are not paid by January 6. If taxes stay unpaid, Wake, Durham and Johnston counties can each pursue an in rem tax foreclosure and sell the property at the courthouse, with the same 10-day upset bid process used in mortgage foreclosures. You can stop the process any time before the sale is confirmed by paying the taxes, interest and costs in full, and selling the house before then also clears the debt at closing.
