San Antonio housing market

What selling a house in San Antonio looks like right now

San Antonio is one of the oldest cities in Texas, and its housing stock shows it. Near downtown and in neighborhoods like Monte Vista and King William, homes date to the late 1800s and early 1900s, while the North Side, Comal County and Guadalupe County have grown mostly since the 1980s. The region sits over the Edwards Aquifer recharge zone, so parts of Bexar and Comal counties have building and impervious-cover restrictions that can affect additions or repairs. Expansive clay soils in many neighborhoods lead to foundation movement, and older homes often need roof, plumbing or electrical updates. Fast-growing suburbs like New Braunfels and Schertz frequently carry MUD or PID taxes on top of standard county, city and school taxes, and both property taxes and insurance costs have risen. Some owners with an older or storm-damaged home find selling as-is simpler than managing repairs and a traditional listing.

County guide

Probate, taxes and foreclosure in the San Antonio area

Each county runs these a little differently. Here’s what matters when you’re selling an inherited house, dealing with back taxes or trying to stay ahead of a foreclosure. General information, not legal advice.

Bexar County County seat: San Antonio

Probate
Probate cases go to Bexar County Probate Court No. 1, No. 2 or No. 3, with filings through the Bexar County Clerk. Independent administration is common in Texas, and a small estate affidavit is possible when the estate, not counting the homestead and exempt property, is worth $75,000 or less (as of 2026).
Property taxes
Bexar Appraisal District sets values and the Bexar County Tax Assessor-Collector collects. The protest deadline is May 15 or 30 days after the appraisal notice is delivered, whichever is later.
Foreclosure and tax sales
Mortgage foreclosures are usually non-judicial trustee sales held the first Tuesday of the month between 10 a.m. and 4 p.m. (first Wednesday if that Tuesday is January 1 or July 4), after at least 21 days’ notice, on the west side of the Bexar County Courthouse, 100 Dolorosa Street, San Antonio, or as otherwise designated by the Commissioners Court. Unpaid property taxes lead to a tax suit and sheriff’s sale; a homestead owner generally has 2 years to redeem after the sale, other property 180 days.

Comal County County seat: New Braunfels

Probate
Comal County has no stand-alone statutory probate court. Probate and estate matters are heard by Comal County Court at Law No. 1 or No. 2, with filings through the County Clerk. What a San Antonio seller actually walks away with

The list price isn’t what you keep. Here’s an illustrative example for a dated San Antonio house that needs work. We set the example’s after-repair value a little under the San Antonio median of about $265,000, since a dated house that needs work is usually a modest, older home.

List it yourselfSell to BAM as-is
Sale price after repairs$225,000Your offer amount
Repairs before listing−$40,000$0
Agent commissions (5.5% assumed)−$12,400$0
Title, escrow, transfer tax and other seller costs (est. 1.5%)−$3,400$0, we pay them
Holding costs for 3 to 4 months (est. 1%)−$2,300$0
Inspection repair credits and concessions (est. 1%)−$2,300$0
What you walk away with$164,600Your offer, dollar for dollar

Illustrative example, not an offer or appraisal. Commissions are negotiable and every house is different. When you list with an agent in Texas, commissions are negotiable, and many sellers have historically paid a combined 5% to 6% to the listing and buyer’s agents. In much of Texas the seller customarily pays for the buyer’s owner’s title policy, whose premium is set by the Texas Department of Insurance, though the standard TREC contract lets the two sides agree otherwise. Texas has no transfer tax, and the state constitution bars one. In San Antonio-area subdivisions with MUD or PID assessments, expect prorated amounts to show up as a seller credit at closing.

Compare our cash offer to that bottom-line number, not to the list price. If it’s close, you skip the repairs, the showings and months of waiting. If listing will clearly net you more, we’ll tell you.

San Antonio FAQ

Selling a house for cash in San Antonio

I’m in the military and just got orders. Can you close quickly?

Yes. We can usually close in as little as 2–3 weeks, and much of the paperwork can be signed remotely if you’ve already moved.

How much time do I have if I’m facing foreclosure in Texas?

Texas foreclosures are usually non-judicial, so the lender can sell the house without going to court. Sales happen on the first Tuesday of the month, and the timeline can be short. Call us as early as you can.

Do you buy older homes that need updates?

Yes. We buy houses in any condition and handle the repairs ourselves after closing.

Who handles the closing?

A licensed Texas title company handles the closing. We pay all of your closing costs.

My San Antonio house is near the Edwards Aquifer recharge zone. Does that affect selling it?

It can affect repairs or additions more than the sale itself. Parts of Bexar and Comal counties sit over the aquifer’s recharge or contributing zone, where the Texas Commission on Environmental Quality and some cities limit impervious cover and require site plans for new construction. It rarely stops a straightforward home sale, but a buyer’s lender or the title company may ask questions if the property has had unpermitted work done.

How fast can a foreclosure happen in Bexar County?

Texas foreclosures are usually non-judicial, so they move quickly once started. For a home you live in, the lender generally has to give at least 20 days to cure the default, then post a notice of sale at least 21 days before the auction. Sales are held the first Tuesday of the month at the Bexar County Courthouse. Selling before the sale date is one way owners protect their remaining equity.

I inherited a house in the San Antonio area. Can I sell it before probate is finished?

You need legal authority to sign the deed. That typically comes from being named independent executor or administrator by the court handling the estate, or from a muniment of title or court order establishing the heirs. A title company will ask to see these documents before closing. Once you have that authority, you can sell the house as-is while the rest of the estate is still being wrapped up.
